Luxe Connexions by Mario Roma · Luxury villa sales, marketing & reservations
I turn villas into high-yield businesses.
Since 2018 I have built and run two luxury villa brands in Koh Samui — alone. From 5 owners to 12 villas, THB 223.4M in revenue, and not a single year at a loss. Today that work has a name: Luxe Connexions by Mario Roma. Your villa could be next, anywhere in the world.
“Omg, what a view!! We've been to Samui a few times and this place beats them all.”— Adam, Airbnb, August 2026
The market, honestly
“I own a beautiful villa… and I have no clue what to do.”
If that's you, you're not alone — and it's not your fault. The villa rental business today is nothing like it was five years ago. Here's what's really going on, and why the owners who win now have a professional in their corner.
of professional hosts now use AI tools — up from 60%
01
Everyone became a host
Since the pandemic, short-term rentals went from a niche to the default way to travel. Thousands of investors poured in, and listings exploded.[6] In the United States, listings hit an all-time high of 1.79 million in 2025[5] — and across many states, revenue per listing dropped by about a third as the same guests were spread over far more homes.[4] The pie is bigger, but every slice is thinner.
02
Koh Samui is no exception
Paradise is getting crowded. Rental villa supply on Samui jumped 34% year-on-year by January 2025, and price competition pushed the average nightly rate down 11% to THB 13,012.[1] Colliers confirms the 34% supply surge, with huge new projects still coming.[2] Seasonality is brutal: February runs at 76% occupancy, September collapses to 38.7%.[3] An owner without a strategy simply drops the price — and starts a race to the bottom nobody wins.
03
AI didn't make it easier — it raised the bar
Today, professional operators run AI pricing, AI guest messaging and AI review analysis. AI adoption among hosts jumped from 60% to 84% in a single year, and 62% say dynamic pricing is what keeps them competitive.[7] Studies on hundreds of listings show smart pricing lifts bookings and nightly rates.[8] But here's the catch: when everyone has the same tools, the tools stop being the advantage. Algorithms price against each other. Chatbots all sound alike. What still makes a guest choose your villa — and pay more for it — is brand, story, relationships and judgment. That's human work.

What an owner is really up against
✕ Booking.com, Airbnb, Expedia & Agoda — each with its own rules, rankings and fees
✕ Rates that must change daily with season, events and competitors
✕ Reviews that make or break your ranking
✕ Photos, descriptions and a website that must sell 24/7
✕ Travel agents and wedding planners who only work with trusted partners
✕ Guests writing at 3am, in five different languages
Where I come in
The tools are everywhere. The know-how isn't.
I combine the data discipline of a revenue manager with 15+ years of hands-on hospitality and a Master's in Hotel Management. I use the technology — and I bring what it can't: a brand people remember, partners who send guests, and the judgment to hold a price when everyone else panics.
